Custom Built, Frank Lloyd Wright inspired Prairie Home on the shores of beautiful Brower Lake in Rockford. There is TOO MUCH to list. Open style floor plan on the main level with breathtaking views of the lake from nearly every room. Large kitchen island with butcher block top. Lower walkout offers high end custom bar with 10 ft ceilings and second full custom kitchen! 2 additional bedrooms/office. Private bathroom. Air to Air Heat Exchanger is used for bathroom ventilation and fresh air exchange without losing heated or cooled air. Whole House On-Demand, instant-on Boiler is used for heating the house, and all domestic hot water, along with an ultra efficient hot water storage tank to eliminate running out of hot water when filling the Soaker Tub. There is (8") of High Density spray foam sprayed onto the underside of the roof. (2") is normal, and provides for 99% of max energy efficiency. The upstairs House Walls are built out of 6" structural Insulated Panels (SIP's), which are all glued and screwed together to provide an airtight envelope. The basement is constructed of 10" walls of concrete, with rebar throughout. The footings were made thicker and wider than normal to give more support to the House. The footings are isolated from the walls with heavy duty plastic to prevent moisture from being drawn up from the ground beneath. The basement is insulated first with 2"'s of high density BB glue to every inch of the interior of the wall, even between the floor trusses. Secondly, a 2"x4" wall of treated wood was constructed inside of the Blue Board, then sprayed full of low density foam. Thirdly, low density foam was sprayed over the top of all the Blue Board, between all floor trusses. Finally , drywall was attached, and painted. The basement construction was done as stated for both insulation purposes, and to prevent the basement from ever becoming or smelling of mildew, or mold, as many Lake Homes do over the years. The large steel beams that are cantilevered out over the basement wall that support the Lakeside deck, are completely surrounded with low density foam to prevent the warm air in the basement from condensing on them, then dripping onto the floor during the cold winter months. There is (2") of high density foam sprayed to the underside of the garage roof and the garage walls, there is also fiberglass batt insulation over the foamed garage walls. There is (2") of high density foam sprayed to the underside of the roofs over the decks, and the from porch to prevent the sun from heating up the underside, and thus, anybody below them. The basement and garage floors are insulated from the concrete walls with 2"s of high density blue board. And the basement floor has 2"s of high density blue board underneath it. Every roof truss on the house, and the garage have hurricane hangers attaching them to the top plates of the walls.
